Should radon be tested during a transaction?

A reliable residential measurement takes at least 91 days. Short transaction timelines can produce a number that does not represent the annual average.
If you are selling
Health Canada suggests testing before the home is listed. If the long-term result is elevated, mitigation can be completed before sale; a verified low result can then be shared accurately.
If you are buying
Plan to conduct a long-term test after you move in. Health Canada notes that some transactions use a holdback to address testing and possible mitigation after closing, but contract terms should be discussed with your real-estate and legal professionals.
